The main challenge in creating the architecture of the building was, that it would appeared in a very rapidly growing area, in which was unpredictable how it will look like “the day after”. This was the main reason the building to respect the pure place itself with the nature of the terrain. Located on a high speed boulevard – Sofia south ring road, the plot goes up with one storey level difference from north to south, from the ring road to the neighborhood. The plot is right next to the already built at that time Decathlon store.
The building from south, attached to Adora, was designed in the same time. Skica studio prepared analysis of the three building’s site plan. With respect to the pedestrian comfort, the three buildings can be walked from one to another and all around. The silhouette of the building follows the high speed of the road and the level difference of the terrain. Thus, the main elements of the building are floating white strips, which face and follow the road from north, in order to catch the high speed “eye”, and go up to the neighborhood to the south, following the terrain. From time to time they move, in order to “open” accents – rich terraces, which provide beautiful views of Sofia and the mountain Vitosha.
The building north facade is detached from the terrain via passage, which is foreseen to be covered sidewalk in front of the shops. The exterior goes lightly in the interior via the main entrance. Inside, a floating staircase makes the connection between the main entrance and the park on the next level. All the materials and building installations are high class. For the facade is used natural stone, and top quality triple facade glazing system with high level sound insulation. The HVAC system is made of the highest level daikin devices. The entire east, south and west facades are covered with external blinds, providing high quality comfort during the hot days. As a design order from the Owner, the building is designed and constructed with first class materials and installations. The building expects LEED certification in December 2019.
